SUMMERTOWN

This major property in Summertown, Oxford was refurbished for a private Client as their principal residence. The building was significantly re-modelled, including the provision of a basement swimming pool, gymnasium and cinema room.

The uppesr floors were extensively reorganised and modernised to provide improved living accommodation, bedrooms and associated en-suite facilities.

The project was carried out in association with Peter Yiangou Associates Architects and Peter Grabham Associates, Project Managers. The works were carried out by Walker for Construction.

Whilst original features were retained in compliance with the requirements of the Grade 2 listing, and the general style of the interior construction retained a traditional feel, the majority of the services installation was modern.

The pool hall was provided with full environmental control to maintain comfort condition, the basement was substantially provided with under-floor heating but, the remainder of the rooms were traditionally heated with concealed radiators, encased within fixed-furniture, panelling, and other decorative features.

Localised scene-setting lighting systems were provided in the principal rooms to control the contemporary general and feature lighting, interlinked to allow a degree of central control, particularly in the stairwell and circulation areas.

The bathrooms and shower rooms were all upgraded to modern standards, with pressurised central hot-water storage system and circulation equipment and water-softening plant out of the way in the basement plant areas.

A full building management system was provided to control the heating and ventilation in all areas, and the more sophisticated requirements of the pool area.

The building is provided with a full fire-alarm system using discreet aspiration sensors rather than traditional surface-detectors in the principal rooms.
